Houses closer to the city's historic core often pair older plumbing and electrical with washers and dryers that have been running a long time. Rubber fill hoses get brittle, standpipes drain slowly, and outlets or dryer cords can be worn. When we find an issue with the connection rather than the appliance, we point it out so you know what you're dealing with.
2000s master-planned subdivisions
Aliante and Eldorado were built out in large phases, so whole streets tend to have appliances of similar age. Many original units have already been replaced once; the rest are reaching the point where bearings, pumps, igniters and control boards start to fail.
Newer construction up north
In Valley Vista and Tule Springs, homes are recent and the appliances are usually builder-grade. Breakdowns here are often a first failure after the manufacturer warranty lapses, and hard water is already leaving scale on valves and spray arms.

Gas dryer that heats, then quits
The drum turns and the load gets warm for a few minutes, then the air goes cold. On gas models, what we usually find is weak gas valve coils or a tired igniter, sometimes with a restricted vent making things worse. Before calling, it's fair to check that the lint screen is clean and the duct behind the dryer isn't crushed. Don't try to work on the gas valve yourself.
Washer that fills slowly or leaks underneath
In older homes, a washer that takes forever to fill often has inlet screens clogged with hard-water scale. A puddle under the machine can be a loose hose, a cracked pump housing or a leaking tub seal. Turn off the water valves behind the washer and unplug it, then call; running it again usually spreads the water further.
Fridge that won't cool after a tenant change
Landlords often call when a refrigerator that sat empty between tenants won't cool properly, smells or has a frozen-up ice maker. Common causes are a failed defrost part, a stuck evaporator fan or a supply line that was shut off and never reopened. We diagnose it, quote it and send the invoice to whoever is paying.
