Why preventive maintenance pays for itself
Most commercial laundry breakdowns don't happen out of nowhere. A belt glazes and slips for weeks before it snaps. A door boot develops a small tear before it starts leaking. A gas igniter gets weaker until the dryer finally won't light. Each of those has a cheaper, calmer fix if someone catches it early.
A maintenance plan puts a tech in front of every machine on a regular schedule. You trade surprise service calls and out-of-order signs for planned visits, and you get a clear picture of which machines are healthy and which are wearing out.

What a maintenance visit includes
Every machine on the plan gets a hands-on inspection. The exact list depends on the equipment, but a typical visit covers the following.
Washers
- Belts and pulleys checked for wear, glazing and tension
- Bearings and seals listened to and checked for play or leaks
- Door locks, door boots and gaskets inspected for tears, cracking and proper latching
- Drain valves cleared of lint and debris, and drain speed checked
- Inlet valves and screens inspected for hard-water scale that slows fill
Dryers
- Lint chambers cleaned inside the cabinet, not just the lint screen
- Exhaust checked for restricted airflow
- Gas burners, igniters and flame sensing checked on gas units
- Drum rollers, belts and blower checked for noise and wear
Payment hardware
- Coin drops and slides cleaned and tested
- Card readers checked for reading, communication with the machine and correct pricing
After the visit you receive a written note of findings for each machine: what we checked, what we adjusted or cleaned, and any parts that are close to failing. Nothing gets replaced without your approval.
Over time, those notes build a service history for each machine. When an older washer keeps showing up with new problems, you can see the pattern and decide whether to keep repairing it or plan for a replacement, instead of guessing.

Monthly or quarterly: choosing a schedule
Monthly visits suit heavy-use sites: busy laundromats, large apartment laundry rooms and care facilities running machines most of the day. At that volume, lint builds up quickly and wear parts move from fine to failing in a matter of weeks.
Quarterly visits fit smaller laundry rooms with lighter traffic, such as a modest apartment building or a small assisted living home. Machines still get regular attention without paying for visits they don't need.
If you're not sure which fits, we can look at your equipment and usage and recommend one. Plans are quoted per site based on machine count and frequency, so you only pay for the coverage your property actually needs.
Schedules can change as your site does. If a laundromat adds machines, a complex opens a second laundry room, or traffic drops off, we can adjust the frequency or the machine list. Visits are scheduled during our regular hours: Monday through Friday, 8:00 AM to 6:00 PM, and Saturday and Sunday, 10:00 AM to 4:00 PM.

Who our plans are built for
Laundromat owners. Every down machine is lost revenue and a customer who might try another store. Regular service keeps more machines earning. See our laundromat equipment repair page for the repair side.
Apartment and multifamily properties. Fewer broken machines means fewer resident complaints and fewer work orders landing on your desk. Our apartment laundry room repair page explains how we handle multi-building properties.
Nursing homes and assisted living. Linen schedules depend on equipment that runs every day. Scheduled visits help keep the laundry room ahead of the workload. Learn more on our nursing home laundry repair page.
Desert conditions are hard on commercial machines
Las Vegas water is very hard, and scale builds up on inlet valves, screens and pumps over time. Slow fill is often the first sign, and it can leave loads underwashed long before anyone notices a problem. Cleaning or replacing scaled screens during routine visits keeps fill times steady.
Dust and lint also work against dryers here. Packed lint chambers and restricted exhaust make dryers run hot and slow, and they wear out heating parts sooner. Laundry rooms that get warm in summer only add to the strain, which is why lint and airflow checks are part of every dryer inspection.
Multistory buildings add another layer. Long exhaust runs between a laundry room and the roof or exterior wall collect lint along their whole length, and a restriction far down the line can affect every dryer connected to it. During visits we watch for the warning signs, such as long dry times across several machines or a laundry room that runs hotter than usual.

8 Google reviews, all five stars. Here's what customers say.
“Several washers and dryers at my laundromat were having issues I couldn't figure out, so I sent in an inquiry describing what we were running into. Kevin responded quickly and scheduled an appointment ASAP to come out and troubleshoot. Once he found the problem, he quoted me a very fair price. He completed the work, and the machines have been running perfectly ever since. I've since hired them to handle regular maintenance on all of my machines and card readers. They were efficient and super kind. Highly recommend!”

Frequently asked questions
How much does a maintenance plan cost?
Plans are quoted per site based on machine count and visit frequency. Call us or use the form with your equipment details and we will put together a quote.
Should we choose monthly or quarterly visits?
Monthly visits usually suit high-volume laundromats, large apartment laundry rooms and care facilities. Quarterly visits work well for smaller laundry rooms with lighter use. We can recommend a schedule after looking at your machines.
What happens if a visit finds a part that needs replacing?
We note it in the written findings and quote the repair. Nothing is replaced without your approval, and if a part has to be ordered, we tell you the timeline before you approve.
Do maintenance visits include coin drops and card readers?
Yes. We clean and test coin drops and check card readers for reading, machine communication and pricing on Greenwald, ESD, Coin-O-Matic and other common systems. See our coin and card reader repair page for more.
Are repairs found during maintenance covered by a warranty?
Yes. Any repair we perform carries a 90-day warranty covering parts and labor.
What if a machine breaks down between scheduled visits?
Call us or send a work order by email. Most visits are booked within 1–2 business days, and the $75 diagnostic fee is waived when you approve the repair.
